Effective Date: 1st June 2025
These Terms & Conditions govern all bookings and stays made with DK Stays Residences Albufeira (“DK Stays”, “we”, “our”, “us”). By making a reservation or staying at our property, you agree to abide by the terms set out below.
1.1 Reservations are confirmed only upon receipt of payment.
1.2 A minimum deposit of 30% is required at the time of booking. The remaining balance must be paid 14 days before arrival, unless otherwise agreed.
1.3 We reserve the right to cancel a booking if payment terms are not met.
1.4 All prices are listed in EUR (€) and include applicable VAT.
2.1 Cancellations must be submitted in writing (email acceptable).
2.2 Refunds apply as follows:
>30 days before arrival – Full refund
15–30 days before arrival – 50% refund
<14 days before arrival – No refund
2.3 No refunds are given for no-shows, early departures, or unused services.
2.4 In cases of force majeure (natural disaster, pandemic, etc.), DK Stays reserves the right to offer rescheduling or credit.
3.1 Check-in time: 16:00 onwards
3.2 Check-out time: By 10:00
3.3 Late check-outs may incur additional fees and must be arranged in advance.
3.4 Early check-in is subject to availability and is not guaranteed.
4.1 Guests must behave respectfully and avoid disruptive or illegal behaviour.
4.2 Quiet hours are between 22:00 and 08:00.
4.3 Smoking is strictly prohibited inside the property.
4.4 No pets allowed unless explicitly stated otherwise.
4.5 Maximum occupancy limits must not be exceeded.
5.1 Guests are responsible for any damage caused during their stay.
5.2 A security deposit may be required. If no damages are reported, it will be refunded within 7 days of departure.
5.3 DK Stays reserves the right to charge for breakages, missing items, or excessive cleaning.
6.1 DK Stays is not liable for:
Personal injury or death (unless caused by proven negligence)
Loss or theft of personal belongings
Utility outages or disruptions beyond our control
6.2 Guests are advised to secure appropriate travel insurance.
7.1 Use of pools, terraces, and other facilities is at guests’ own risk.
7.2 Children must be supervised at all times.
7.3 Facilities may be temporarily unavailable due to maintenance or safety requirements.
8.1 DK Stays complies with GDPR and relevant data protection laws.
8.2 Guest data is collected solely for the purpose of providing hospitality services and will not be shared without consent, except where required by law.
8.3 By booking, you consent to our use of your data in accordance with our [Privacy Policy].
9.1 We are not liable for failure to perform obligations due to events beyond our control, including natural disasters, government action, war, epidemic, or other unforeseeable circumstances.
10.1 These Terms are governed by Portuguese law.
10.2 Any disputes shall be resolved in the courts of Faro, Portugal.
